Shenzhen is not one centre with suburbs around it. It is a long chain of distinct urban centres. For a family, that makes the wrong address expensive in time even when the apartment looks like excellent value.
Use the five-circle test
Put five places on one map: school, each parent’s normal workplace, preferred paediatric care, one grocery or daily-errand cluster, and one outdoor space the family would genuinely use. The right neighbourhood keeps the important journeys short; it does not win every category.
- School circleTest the door-to-gate trip at the actual morning hour and ask for the current bus pickup window.
- Work circleMeasure the less flexible parent’s commute and any regular Hong Kong crossing.
- Health circleChoose one nearby everyday provider and know the route to higher-capability care.
- Errand circleWalk from the building to food, pharmacy, metro and a place for a wet afternoon.
- Outdoor circleFind the park or promenade you can use in forty minutes, not only on a special day.
Five practical family bases

Inspect the building like a family
Visit at breakfast, school pickup and after dark. In the building, test lift waiting time, stroller access, safe play space, pool rules, noise, delivery access and the route from gate to metro. In the apartment, look for window safety, balcony barriers, damp or mould, hot-water reliability, air-conditioning in every used room and a place to dry laundry during humid weather.
Ask who manages the property, what the management fee covers and how repairs are requested. Photograph the condition before moving in and put repairs and included furniture into the written agreement. Use the full apartment-rental checklist.
Test before you sign
A weekend viewing hides the city’s weekday friction. If possible, use temporary accommodation and run the actual journeys for several days. The 72-hour neighbourhood test gives each adult an observation job and forces the household to compare evidence, not impressions.
Questions for an ordinary Tuesday
- Can a child and caregiver reach school without changing cars or trains repeatedly?
- Where do you buy groceries and medicine in heavy rain?
- Is there a safe, repeatable place to move after school?
- Can one parent reach the chosen paediatric provider while the other handles siblings?
- What is the route home after a late meeting or a Hong Kong crossing?
- Does the rent still work after tuition, bus, management fees and occasional taxis?
