Choose an area with your calendar, not a skyline photograph. In Shenzhen, two homes that look equally close on a map can produce wildly different weekdays. So test your real movements, ordinary errands and the building itself at the hours when none of them has applied flattering lighting.
Pick three areas using the things that cannot move
Start with the fixed anchors: office, school, a partner’s workplace, and any crossing or airport journey frequent enough to shape the week. Use the areas dashboard and city map to choose three plausible neighbourhoods. Do not fall for a famous district first and then hire your spreadsheet to defend the romance.
Set your weights before visiting. A family may give school 35%, work commute 25%, daily life 20%, building 10% and cost 10%. A cross-border professional may put the checkpoint first. The exact numbers matter less than stopping a marble lobby and a scented reception desk from rewriting your priorities.
Day one: commute like you already live there
Travel door to door at the time you would actually leave. Count the lift, walk to the station, security queue, interchange and final walk—not merely the Metro app’s train time, which has never waited behind twelve people for an elevator. Repeat the school or office return journey near dismissal or rush hour. If taxis are part of the plan, test pickup at the building entrance in rain or peak traffic.
Walk the station-to-building route after dark. Check crossings, shade, drainage, lighting and whether it works with a stroller, child, luggage or Shenzhen summer heat. Ask what the last practical journey home looks like, but verify service times against current station information rather than engraving them into your decision sheet.
Day two: perform aggressively ordinary errands
Buy groceries. Find a pharmacy and clinic. Eat an ordinary meal. Walk to the nearest useful park or exercise option. Open the delivery map at the address. Visit on a weekday and, if possible, a weekend: an office district may imitate a ghost town on Sunday; a leisure district may discover its subwoofer on Friday night.
Stand outside the building at 7 a.m., after dinner and near bedtime. Listen for construction, road noise, schools, loading bays and late venues. Look for current construction notices. Shenzhen changes quickly, but a promised future station or mall should not score like a service that already exists. Renderings do not get you to work.
Day three: make the building prove itself
Inside the building: touch everything sensible
- Wait for the lift at morning or evening peak; count working lifts and queue time.
- Run taps and shower long enough to assess pressure, hot water and drainage.
- Look behind curtains, cabinets and air-conditioning units for damp or mould.
- Test mobile signal and the internet installation route in every room that matters.
- Open windows, listen with the air conditioning off, and check ventilation.
- Ask property management how repairs, deliveries, visitors and moving access work.
- Photograph existing damage only after permission and before signing the inventory.
Ask a current resident one wonderfully unglamorous question: “What is annoying about living here?” The answer is usually more useful than seventeen listed amenities and a photograph of the gym.
Before money moves, verify who may rent the flat
Check the identity of the landlord or agent and the ownership—or documented authority to let—the flat. Make sure the address matches across the property information, contract and the place you viewed. Put rent, deposit, payment timing, agency fee, inventory, repairs and early termination into writing. “We discussed it” is a poor document-storage system.
Shenzhen’s official Housing Rental Supervision Service Platform provides rental information and contract-related services. Some listings or processes may still require local authentication or offline handling, and the English guidance says the Chinese original controls if translations differ. Use the platform as a verification tool, not as permission to skip reading the contract.
Ask about registration before paying the deposit
A foreign national staying in non-hotel accommodation must be registered at that address, commonly stated by Shenzhen authorities as within 24 hours of arrival. Ask whether the landlord will provide the documents and cooperation needed for accommodation registration. If the answer becomes foggy, stop. Contract filing and foreigner accommodation registration are related practical checks, but they are not the same procedure.
Walk away from an address that cannot support required registration, a person who cannot demonstrate authority to let, a serious building condition, or a commute your household cannot sustain. A discount does not fix any of those; it merely makes the problem cheaper at first.
Score it before your heart starts negotiating

Keep notes for all three candidates in the same format. Then send the winning address through the full apartment-rental checklist for the contract, deposit and handover. Congratulations: you may now become emotionally attached, cautiously.
