Before the viewing
[ ] Check the advertised home is still available.
[ ] Get the exact building, entrance and unit address.
[ ] Test the commute at the time you will actually travel.
[ ] Confirm the advertised asking rent and every extra fee.

At the exact apartment
[ ] Check natural light and orientation.
[ ] Look for damp, mould, leaks and damaged surfaces.
[ ] Test air-conditioning, appliances, hot water and water pressure.
[ ] Listen for daytime and evening noise.
[ ] Check lift access, security and building condition.
[ ] Ask about utilities, internet, parking and management fees.
[ ] Record the furniture and appliance inventory.

Before agreeing or paying
[ ] Confirm the landlord's identity, ownership and authority to rent.
[ ] Read the actual lease and arrange translation if needed.
[ ] Put rent, deposit, payment cycle and all fees in writing.
[ ] Record repairs, promised work and the agreed completion dates.
[ ] Check lease length, termination and deposit-return terms.
[ ] Ask about address-registration arrangements.
[ ] Keep the agreement and receipts for every payment.

At move-in
